Which type of porch is right for my house?
Start with screened or open, since it drives everything else. Screened wins for evening use, dining and anyone tired of mosquitoes. Open wins on front elevations, wraparounds and views worth keeping unobstructed. Placement, roofline and style follow from there, and we’ll sketch the options on site at no cost.
Can you turn my existing deck into a porch?
Frequently, though not always as-is, because most decks were footed for people rather than roof loads. We check footings and framing first and tell you plainly whether it qualifies, needs reinforcement, or would be smarter to rebuild. Details live on our screened porches page.
Do porches require permits in Georgia?
Yes. Any roofed structure attached to a home needs a building permit and inspections in every county we serve, conversions included. We prepare drawings, pull permits and meet the inspector, so the process never lands on you.
Should I build a deck or a porch?
Budget and how you’ll use it decide. Decks cost less per square foot and suit open-air grilling, sunbathing and terrain problems. How long does a porch project take?
Screen-ins finish in about a week, conversions in two to three weeks, and new construction in three to five, plus county permitting up front. Refinishing work is faster still. You’ll have a written schedule before we start and one point of contact throughout.
Do you work on porches built by someone else?
Constantly. Rebuilds, screen-ins, column and ceiling repairs and full refinishing on other builders’ porches are a steady share of our work. We’ll tell you what was done well and what wasn’t, without turning it into a pitch you didn’t ask for.
