How often should a deck be sealed in Georgia?
Every 1 to 2 years for most wood decks here. Georgia’s humidity, UV and freeze-thaw winters wear sealer faster than milder climates. The water-drop test tells the truth: if water soaks in instead of beading, sealing is due. Composite decks never need sealing at all.
Is pressure washing safe for my deck?
Not the way most people do it. High pressure gouges wood fiber, voids some composite warranties, and forces water into joints. We soft-wash instead: deck-safe cleaners do the chemical work and low pressure rinses it away, cleaning deeper without the damage.
Does composite decking really need maintenance?
Less, but not none. Trex® and TimberTech® still collect pollen, mildew and debris, and their warranties expect correct cleaning products. As a TrexPro® Platinum installer we wash composite with approved methods, clear the gaps, and check the structure underneath, which is still wood on almost every composite deck.
Can you remove the black spots and mildew?
Almost always, yes. Surface mildew, algae and pollen staining lift with the right cleaners. Black staining that has penetrated deep into unfinished wood may lighten rather than vanish, and if spotting signals trapped moisture we’ll trace the cause rather than just wash the symptom.
How do I winterize my deck?
Three things matter before January: clear every gap and corner of debris so moisture can drain, confirm the sealer is still beading water, and tighten hardware while the wood is dry. Our fall visit covers all three, which is why it’s the most requested slot on the maintenance calendar.
What's the difference between a visit and a maintenance plan?
A visit is one appointment you book when you think of it. A maintenance plan puts your deck on our calendar instead of yours: seasonal visits scheduled automatically, a yearly photo report, priority booking, and member pricing if repairs ever come up.
