Decks, Balconies, Verandas: What Sets Each Apart
The Differences Between Decks, Balconies, Verandas, and More
Outdoor living vocabulary can get confusing fast. Real estate listings throw around decks, patios, porches, balconies, verandas, lanais, and loggias as if they all mean the same thing. They do not. Each one describes a specific type of outdoor space with different construction, different use, and different value to the home. At North Georgia Elite Decks, we build many of these and we want homeowners to understand the differences. Here is the clear breakdown.
Decks
A deck is an elevated platform built off the ground, typically attached to a home and constructed from wood or composite material. Decks are designed for outdoor living and do not have a permanent roof. They are the most common type of backyard upgrade in North Georgia. Sizes, levels, and materials vary widely.
Patios
A patio is a ground level outdoor surface, usually made of concrete, pavers, flagstone, or brick. Patios sit directly on the ground and do not require the structural framing a deck does. They work best on flat lots and lend themselves well to fire pits, outdoor kitchens, and pool decks.
Porches
A porch is an outdoor space attached to a home that is at least partially covered by a roof. Porches typically have a floor that connects directly to the home, either at ground level or elevated. Front porches are a southern tradition and serve as a transition between the street and the home. Back porches double as covered outdoor living rooms.
Screened Porches
A screened porch is a porch with screen panels enclosing the open sides. The screens keep insects out without blocking the breeze or the view. In our region, where mosquitoes and flying pests are real, screened porches extend the usable season dramatically.
Balconies
A balcony is an elevated outdoor platform that projects from an upper level of a building. It is typically smaller than a deck and built off a second story or higher. Balconies are common on mountain homes that want to capture views from higher floors. They require careful structural attention because they cantilever out from the wall.
Verandas
A veranda is a covered, open air outdoor space that wraps around two or more sides of a home. It is roofed and usually supported by columns. The look is southern and traditional. Verandas were the original outdoor living rooms in the American South and they are still beautiful additions to homes with the right architecture.
Lanais
A lanai originated in Hawaiian architecture and refers to a covered, partially enclosed outdoor space that often features a screened or glass enclosure. The term has crossed into mainland use for spaces that combine covered porch features with screen or glass walls.
Loggias
A loggia is a covered outdoor room with one or more open arched sides and a permanent roof. Loggias are common in Italian and Mediterranean architecture and have grown popular in luxury homes. They work especially well with stone or stucco facades.
Pergolas
A pergola is a freestanding or attached structure with overhead beams and slats but no full roof. Pergolas provide partial shade and a defined space. They can be installed on decks, patios, or open ground. Pergolas pair beautifully with climbing vines and string lights.
Pavilions and Gazebos
A pavilion is a freestanding roofed structure with open sides. A gazebo is similar but typically round or hexagonal. Both create destination spaces in the backyard, often centered on a view, a fire feature, or a hot tub.
Sunrooms
A sunroom is a fully enclosed room with mostly glass walls that connects to the home. It feels outdoor but functions as indoor space, often heated and cooled like the rest of the home.
Why the Differences Matter
Knowing what each space is helps you describe what you want to a builder, communicate with a real estate agent, and plan a project that fits your home and your county code. A deck addition is different from a screened porch addition, and the permits, foundation work, and budgets reflect that.
